Vista Green RV Resort

To ensure an enjoyable stay for all site owners and guests, we suggest that you become familiar with the following rules and policies. They represent our best effort at defining and applying the rules of RV living, so that it may be enjoyed by all.           


Check In Time is 1 PM (No Early Check-Ins) | Check-Out Time is 11 AM (No Late Check-Outs)

Resort Regulations

  • All RV's must be RVIA approved and a minimum of 27 feet in length. RV's older than 10 years or shorter than 27’ are subject to approval.
  • Vans, pop-up campers, truck campers, and tent camping are prohibited.
  • Pop-up canopies must be securely anchored or weighed down. Concrete areas require proper weighting, while grass areas must be weighted or staked. Canopies must remain within your designated lot, and any setup requires management approval at their discretion.
  • Parking lots are provided for additional authorized vehicles.
  • Tow dollies and trailers may be stored in a designated area with the approval of management.
  • Boats and watercraft may be stored in a designated area with the approval of management.
  • ATV's or dirt bikes are not to be operated on resort roads, lots, or hiking trails. They may be stored in a designated area with management approval. Exceptions: for overnight guests, at park management’s discretion, they may remain: a) properly affixed to rear of vehicle, or b) upon towable trailers on pull-thru sites only. On other sites, or if unhitched for extended stay, use storage area. Please conduct minor maintenance or wash units in designated storage area only. No major maintenance, changing oil, etc.
  • Golf carts are allowed within the resort. You must provide a certificate of insurance to resort management in order to operate within the resort. Golf carts and motorized scooters must obey the speed policy in the resort. Only licensed drivers are permitted to operate the carts in the resort.
  • All day-pass guests (max 2 per site - additional with manager’s permission) must stop in the office and provide their name(s) before visiting each day.
  • Speed limit within the resort is 5 MPH.
     

Resort Policies

  • All renters, including those on owners’ sites, must check-in at the office (no contactless check-ins).
  • No parking on the grass, street, or vacant sites (additional parking is by the activity center).
  • Late check-ins after 5pm must be arranged with the office.
  • Two adults and two children are allowed per site. Additional adults and children will be charged $25 per person.
  • RV's must be situated on the lot, so as not to impede the irrigation system and landscape maintenance.
  • Signs, banners, or yard decorations are prohibited. Only traditional American flags allowed.
  • No privacy screening or fencing shall be permitted on any lot.
  • Please respect the animals, trees, and landscaping in the resort. Please do not feed the animals or waterfowl.
  • Clotheslines and other attachments are not allowed.
  • Do not place grills or hazardous or damaging items on the plastic picnic tables. Any damage to the picnic table(s) will be at the expense of the occupant.
  • Open wood fires are prohibited on individual sites. There is a large community fire pit with wood provided for our guests’ enjoyment.

·       Self-contained, portable, smokeless fire pits (such as Solo Stoves) and propane fire pits are permitted on your site only when placed on paved concrete or asphalt surfaces. All fires must be fully contained, and smoke must be kept to a minimum. Cold ashes must be bagged and disposed of in designated refuse containers. Use of fire pits is subject to community restrictions and management discretion. Improper use or failure to follow these guidelines will result in a fine.

  • Quiet hours are from 10pm to 8am, and are strictly enforced. Repeat violators may be asked to leave. Disorderly conduct, offensive activities, or nuisances will not be tolerated.
  • Bright exterior RV or yard lighting is not permitted throughout the night. Please be mindful of others around you when choosing an exterior light source.
  • Sites are to be kept clean and neat at all times.
  • No open storage permitted under RV's.
  • The use of sidewalk chalk is not permitted.
  • Children under the age of 14 must be accompanied by an adult on resort property after 8pm. (Please do not allow young children to freely roam the resort, as many vacant lots are privately owned).
  • NO FIREWORKS or FIREARMS may be discharged on the grounds of Vista Green RV Resort.
  • The Clubhouse is available for resort guests to rent (not including pool area). Contact office for full details.

 


Trash Pickup Policies

To ensure a clean and safe community, please follow the guidelines below for trash pickup:

  • All trash must be placed at the curb of your lot in securely tied trash bags. Loose trash will not be collected.
  • Trash should be set out between 9:00 AM and 9:30 AM only. Trash placed outside of this timeframe will not be picked up.
  • Trash may not be set out the night before.
  • A $50 cleanup fee will be charged if trash is left outside the designated time window and results in animal disturbance or litter.

Pool and Spa Policies

  • Pool and spa hours are from 9am to 9pm. Evening hours extended at management's discretion.
  • There are NO LIFEGUARDS ON DUTY at any time.
  • Absolutely no glass of any kind on the pool deck. Violators will be asked to leave the resort and may result in a fine.
  • Smoking is prohibited on the pool deck.
  • Children under 14 must be accompanied by an adult at all times on the pool deck or at the activity center.
  • Children under 14 are not permitted in the hot tub. (Strictly enforced)
  • No baby diapers are allowed in the pool. Little swimmers or appropriate swimwear must be worn in the pool.
  • Only valid guests are permitted to use the pool and spa with approval from management.
  • No running on the pool deck. No jumping or diving in the pool.
  • No pets are allowed on the pool deck.
     

Pet Policies

  • Resort is restricted to no more than two (2) pets per site, unless approved by management.
  • Dogs over 40lbs shall not be allowed, unless approved by management.
  • Barking dogs shall not be left unattended.
  • A short leash must be used when walking your pet.
  • Pets on your individual lot must be under your complete control at all times.
  • Portable pet fencing allowed with approval from the office.
  • Guests must immediately pick up pet waste, to include waste on your own site. Failure to comply will result in a verbal warning. Any further violation could result in discontinued stay at the resort.



Cancellation Policy:

For 2026 Seasonal Bookings - All Seasonal Bookings must be completed by calling the office 231-400-9377.

  • A $1,500 Nonrefundable Reservation Deposit is required at the time of reservation, with the remainder balance due by January 31st, 2026. This Reservation Deposit is applicable to the Seasonal Rental Rate.

(January 5th - Payment reminder will be sent out)

  • Cancellations before February 1st will forfeit the $1,500 Nonrefundable Reservation Deposit and Reserved Site Number. Once forfeited, the Reservation Deposit is not applicable to any future reservations.
  • Cancellations after February 1st will result in forfeiture of all amounts paid with no refunds or credits issued.
  • After February 1st, the total balance becomes Nonrefundable.
  • Reservations made after February 1st will be required to pay the full balance at time of reservation.
  • Failure to pay the remaining balance or notify the resort of a cancellation will result in forfeiture of your reservation and any payments made.
  • No refunds for early departures for any reason.

Payment of the deposit confirms your acknowledgment and acceptance of all terms and policies.


For 2026 Daily, Weekly, & Monthly Bookings:

A 50% deposit is required at the time of reservation, with any remaining balance due upon check-in.

  • Cancellations made more than 14 days prior to the scheduled reservation will be charged the cost of one night, with the remainder refunded. If only one night is booked, no refund will be issued, nor balance of one-night fee charged.
  • Cancelling a reservation within 14 days of the check-in date will result in a 50% loss of the deposit or cost of one night, whichever is greater.
  • No refunds for early departures for any reason.

Upon check-in, all guests will receive the policy sheet with the rules and regulations. Some rules may be in addition to those listed above. Management reserves the right to implement new rules and regulations when it is deemed to be in the best interest of all guests. Guests not adhering to policies/rules/regulations will politely be asked to vacate the resort.


WiFi & Adult Game Room/Fitness Center Code will be provided at Check-In.
